How window cleaning is priced (panes, not windows)
We price by the pane: each individual section of glass, not each window. A typical window is 2 panes. A sliding glass door is 1 pane per door. A French door can be 10 or more. Pane count is the honest way to price because it tracks the actual work, and it's why two "20-window homes" can be very different jobs.

- Up to 20 panes (most condos and small cottages): $275 exterior
- Up to 40 panes (most single-story homes, and our most common quote): $295 exterior
- Up to 60 panes (larger single-story, smaller two-story): $395 exterior
- Up to 80 panes (most two-story coastal homes): $495 exterior
- Up to 100 panes: $595 exterior
- Up to 120 panes (large custom homes): $695 exterior
Interior glass adds $80 to $480 on the same tiers. Every visit includes wiping your sills, frames, and tracks, plus a rinse of the screens so they don't drip dirt back onto clean glass. Our service minimum is $300.
What add-ons cost
- Deep screen cleaning (scrubbed mesh, washed frames): $40 to $240 by home size
- Track detailing (packed sand and grit dug out of the channels): $80 to $480. Honest note: a normal cleaning already wipes the tracks. Most homes only need detailing after major construction work or long neglect, and we'll tell you which yours is.
- Hard water stain treatment: $20 per affected pane
- Screen mesh replacement: $35 per screen
- Skylights and glass railings: $15 each
Why coastal homes cost more to keep clear
Salt air films glass faster than inland dust does. Sprinkler overspray leaves mineral spots that turn permanent if they bake in the sun long enough. If you're in La Jolla, Del Mar, or anywhere the marine layer reaches, your glass works harder than the same glass in Poway. That's why hard water treatment is the add-on we quote most, and why catching it early at $20 a pane beats replacing etched glass.

Service plans: how most San Diego homes actually stay clean
Most of our customers land on a plan instead of one-off visits: a quarterly exterior cleaning as the backbone, with interior glass added once or twice a year and screens once or twice a year. Where you land depends on your home: kids and pets push interiors up, oceanfront pushes exteriors up. Plans take $50 to $150 off every cleaning, and the quarterly and monthly plans include free hard water treatment.
DIY or hire it out?
A bucket and squeegee handle a single-story home fine if you have the time and don't mind the ladder. Where DIY falls apart: second stories, hard water spots (household glass cleaner won't touch minerals), and screens, which most people skip. If your Saturday is worth more than $295, you know the answer.

Is there a minimum charge?
Yes, our service minimum is $300. Most homes clear it with the exterior cleaning alone; smaller homes usually pair the exterior with screens or interior glass.
Do you charge more for two-story homes?
No. Pane count is pane count; our tiers already absorb ladder work.
What about screens and tracks?
Wiped tracks and a screen rinse are included in every cleaning. Deep screen washing and track detailing are separate services, and most homes only need track detailing after construction or long neglect.
What if it rains right after you clean?
